SCOPE:

To be responsible, for all Facility Operations in a portfolio of communities so that the communities are maintained at all times to Lakeshore company standards. To adhere to all OSHA guidelines, Federal/State/Local laws, and any applicable fair housing laws governing real estate sales, leasing and management maintenance service.

RESPONSIBILITIES:

  • Physically examine the communities on a routine, pre-approved schedule; ensure all communities are clean, safe, and well maintained.
  • Schedule and oversees maintenance projects and emergency repairs.
  • Complete quarterly Safety Audits and ensure the proper care of the property and that all liabilities and safety issues are corrected with urgency.
  • Maintain, monitor, and ensure proper inventory levels, and preventive maintenance schedules of the Community Equipment.   
  • Procurement of new vendors, while ensuring current vendors are compliant.
  • Reinforce Company Gold Standard expectations to identify opportunities and correct deficiencies within the Communities that impact property presentation.
  • Communicate issues with Utility Infrastructure. Respond to emergency calls during and after office hours.
  • Maintain and update all required reports and community audits (lights, trees, etc.) timely.
  • Create and cultivate relationships and communication cadence with Regional Team.
  • Assist with creation and execution of acquisition plans.
  • Assist in interviewing, hiring, training, and performance management of all maintenance staff.
  • Identify opportunities to elevate employee and resident engagement.
  • Participate in the scoping, bidding and executing of CapEx projects.
  • Assist in establishing and achieving maintenance and CAPEX budgets for each community.
  • Any additional tasks assigned by direct supervisor.

QUALIFICATIONS:

  • College degree or 5 + years of related experience in apartments, manufactured housing, or retail.
  • Project Management or experience in a Construction environment is required.
  • Ability to manage multiple projects effectively and efficiently. 
  • Previous experience in managing a team of up to 7 employees.
  • Excellent organizational skills to provide efficient and timely follow up to deadlines.
  • General HR knowledge with regards to interviewing, disciplinary action, coaching and counseling
  • Bilingual - Spanish/English preferred
  • Competency with MS Office applications
